Van Ness Feldman represents the Tacoma Housing Authority (THA) on various real estate, land use, and land use planning matters including the acquisition and disposition of properties; selling finished lots; acquiring small multiple-family properties, and most recently, negotiating for the acquisition of a large apartment complex. The firm’s work with THA involves the preparation and negotiation of real estate contracts, which include both purchase and sale agreements. It also requires the coordination of complex relationships involving HUD financing, development covenants and conditions, lender cooperation, municipal requirements, and the over-arching goals of THA to serve its community. Van Ness Feldman represented THA in the redevelopment of the Salishan HOPE IV public housing project, including all associated real estate, land use, and land use planning matters. The firm helped THA accomplish its redevelopment goals by using a unique tool, the Housing Cooperation Law Development Agreement, to modify infrastructure, zoning, and subdivision regulations and procedures that might otherwise have hindered the redevelopment vision of THA. The Firm continues to provide real estate, planning and permitting services to THA for realization of the goals of the Salishan redevelopment.
